Membership Policy

This Broker Membership Policy supplements the PhilBrokers Terms & Conditions and should be read together with the Privacy Policy. By applying for or maintaining membership on PhilBrokers, you agree to comply with these policies.

Our Membership Philosophy

PhilBrokers is built on the belief that better property experiences begin with professional representation.

Rather than focusing on the number of members, we are building a trusted community of PRC-licensed real estate brokers who share our commitment to professionalism, responsible property marketing, and thoughtful property presentation.

To maintain a high standard of professionalism and provide a consistent experience for property buyers, PhilBrokers is growing its community thoughtfully and in phases.

Beta Membership

PhilBrokers is currently in its initial growth phase.

To help build a trusted professional community and continually improve the platform, membership is currently being introduced through a limited group of invited PRC-licensed Real Estate Brokers.

This approach allows PhilBrokers to:

• refine the user experience;
• strengthen platform features;
• encourage thoughtful property presentation; and
• build a strong foundation for future growth.

Future Membership

As PhilBrokers grows, broker participation may expand through:

• invitations;
• referrals;
• application review; or
• other admission processes established by PhilBrokers.

Eligibility

To be eligible for membership, brokers should:

• hold a valid PRC Real Estate Broker license;
• comply with the Real Estate Service Act of the Philippines (RA 9646) and other applicable Philippine laws;
• maintain professional and ethical standards;
• provide accurate professional information; and
• submit truthful property listings.

Platform Standards

PhilBrokers is committed to providing buyers with a clear, informative, and consistent property browsing experience.

Participating brokers are encouraged to:

• present accurate property information;
• use clear, professional, and well-organized listing content;
• upload quality photographs whenever available;
• keep listings current and up to date; and
• communicate professionally with prospective property buyers.

PhilBrokers may recommend reasonable improvements to listing presentation to help maintain a consistent browsing experience across the platform.

Listing Quality

To help maintain a consistent presentation across the platform, PhilBrokers may request reasonable revisions to listings that:

• contain inaccurate information;
• contain misleading claims;
• contain poor-quality images;
• contain incomplete information; or
• do not meet the platform’s presentation standards.

These recommendations are intended to improve the overall presentation and browsing experience and do not affect the participating broker’s responsibility for the accuracy, legality, and completeness of listing content.

Membership Review

To maintain a professional and high-quality experience for both participating brokers and property buyers, PhilBrokers carefully reviews membership applications and periodically reviews ongoing membership.

In making membership decisions, PhilBrokers may consider factors such as:

• alignment with the platform’s professional standards;
• completeness and accuracy of membership information;
• compliance with applicable laws and PhilBrokers policies;
• demonstrated commitment to the platform’s professional standards; and
• the platform’s current stage of growth and community development.

As PhilBrokers continues to grow, membership opportunities and participation guidelines may evolve accordingly.

Professional Conduct

PhilBrokers is built on mutual professionalism, respect, and responsible property marketing. Participating brokers are expected to uphold these values and comply with applicable laws, including the Real Estate Service Act of the Philippines (RA 9646).

Whenever appropriate, PhilBrokers will first seek to address concerns collaboratively. In situations where concerns cannot be reasonably resolved, or where action is necessary to protect the integrity of the platform or its community, PhilBrokers reserves the right to suspend or discontinue membership.

PhilBrokers is committed to building a trusted community of PRC-licensed real estate brokers who share a common goal: helping property buyers make informed property decisions through responsible property marketing and thoughtful property presentation.

We believe that by growing intentionally and maintaining high professional standards, we can contribute to raising the standard of real estate practice in the Philippines.

Changes to this Policy

PhilBrokers may revise this Broker Membership Policy from time to time to reflect improvements to the platform, legal requirements, or evolving membership standards.

Updated versions become effective upon publication on the PhilBrokers website. Continued membership after such updates constitutes acceptance of the revised Policy.
